Abstract

The physical development of a city will cause growth in other areas. Undoubtedly, the physical development of a country is an important factor in creating the dynamism of the economic system and even the well-being of its people. In this regard, Local governments need the variable, stable and sustainable financial resources for their role in this area. One of these sources is "taxes". The impact of tax on urban physical development plays an important role in its economic and social growth. In the meantime, taxes, especially the tax of estates and tenements, are one of the most reliable ways to provide resources for physical development. Therefore, the purpose of this study is to Investigating the Process of Urban Physical Development with Emphasis on Real Estate Taxes (Case Study: Five regions of Zahedan). The current approach to the present research is qualitative and quantitative and the type of research is applied. In this regard, comprehensive studies were conducted on the research indicators in the study area. The Fuzzy Mamdani model is then used to analyze the information. Abstract

Our country Iran is not far from the global changes of cities. One of these changes is the smart mobility that is Undeniable and inevitablein urban management today. Especially in metropolises, which are facing increasing population and various economic, social and environmental problems. In fact, metropolises always have many problems, most importantly transportation. Shiraz, as one of the major cities and one of the major cities of the country, has a special place. This position is of different cultural, historical, political and other aspects. Its population growth rate has also been steadily increasing due to its location. This trend of population growth over the past few decades has created problems and obstacles for sustainable and desirable management, most notably problems in the transportation sector. The same trend illustrates the need to emphasize smart systems in this city. Therefore, in this study, it is attempted to investigate and analyze Smart Urban Mobility and Social Sustainability for Shiraz. The research method is descriptive-analytical and based on documentary and origin studies. The results show that the mobility and displacement variables are in poor condition based on different dimensions of access, sustainable transport as well as ICT. Different indices of each of these dimensions point to the same issue, as its level of evaluation (significance level less than 0.05 and average lower than the criterion) points to their undesirability from the point of view  citizens. The study of the impact of smart mobility indicators on Social Sustainability also shows that smart mobility indicators account for 23% of the total variance of Social Sustainability. On this basis, it should be noted that the mobility variable does not have an appropriate position in Shiraz, and this has not only affected its development process in recent decades, but also poses many challenges for its future development. The growing trend of the population and on the other hand the various social and cultural features as well as tourism are evolving in such a way that it requires a major focus on a systematic transportation based on smart city approach.

Abstract

Today, the concept of competition has spread in the world in such a way that all countries and governments at the national, regional or local levels are looking for a way to expand and improve economic conditions in favor of investments to stimulate competitiveness. The study of regional development strategies is defined through more competitiveness in the field of capitalist relations and there is less indication of sustainable development concept. On the other hand, due to the complex relationship between environmental, social and economic systems, with the introduction of the concept of competitiveness in the development process, regardless of other subsystems, the field of environmental and social damage in urban and regional systems has arisen and consequences Such as uneven development, increasing social disparities and inequalities and environmental pollution, increasing energy consumption, traffic and other social, cultural and environmental issues; In a way that many metropolises of the world and even Iran are involved with these issues now.
In this research, due to the nature of the research, library methods have been used to review the theoretical literature related to the research and to identify indicators related to spatial analysis, content analysis methods have been used. In this regard, first, the activities with competitive advantage in Arak District have been analyzed, spatially using the indexing method and the position of cities has been determined based on the ability to compete in activities with competitive advantage. Then, according to the outlined landscape for Arak District, strategies, policies and spatial rules for use in the region have been written.

Abstract

In this study, the actions and interactions between the city and the border were studied and explained. This research is applied in terms of purpose and in terms of descriptive-analytical method in library and field method. Data were collected through questionnaires and interviews. The statistical population consists of one percent of the population of border towns of Zahedan, Mirjaveh, Dost Mohammad, Khash and Saravan(N=8092). Using Cochran formula, 367 people were selected as the sample. Data were analyzed using Structured Analytical Model (SOWT-ANP). Findings and results showed.the most important effective factor on city-boundary relations is social factors with a mean of 3.55 and among weaknesses, Most affected were social weaknesses with a mean of 3.63 and among the opportunities examined, economic and managerial factors with a mean of 3.53 and Finally, they have the most impact on all types of threats, injuries and social threats with an average of 3.75. Also, the use of the method(F.ANP)in this study showed that the highest weight related to the threat factor was "management", which gained 7.9% of the final weight and took the first place. "Establishing economic, political and environmental security to deal with crises, attacks and ... (ST2)" is the most desirable strategy of deciding on the issue of zero value. And the strategy of "non-cooperation and interruption of cross-border relations with neighbors (WT1)" has been identified by experts as the worst strategy in this regard. Therefore, it can be said that among the factors (SWOT) "threats and challenges" in security and management dimensions is the most influential factor And the real gap between the "opportunities" is the key to improving the relationships between cities and territories. Also, from the standpoint of sustainable development management (institutional and structural) factors with the highest degree of importance and social, economic and environmental factors are ranked next.

Abstract

Land is the most important factor in the physical development of cities; land management has now become one of the most important concerns and concerns of local governments. Also, the sprawling growth of cities has degraded the environment and natural resources around the cities. Meanwhile, due to inadequate and accelerated decision-making, some of the inner-city and inter-contextual capacity of cities for development or redevelopment has been overlooked by urban managers. Cities play an important role in the economic growth of each country, with nearly 60 percent of the GDP of developing countries being produced in cities. They are the main engines of the growth of each country's national economy. The present study attempts to investigate the decision-making patterns of urban land policies in the physical development of Sari. The type of research method is descriptive-analytical and it is of applied nature. The findings of the study indicate that the lack of a clear vision and consequently uncoordinated policies and institutions, centralized and non-cooperative decision making, and excessive tenure without the necessary institutional capacity are the most important reasons for the inefficiency of urban land management policy. Therefore, the appropriate model of government policy in urban land management is integrated urban land management based on clear and necessary vision formulation. Expressing a one-piece strategic policy, and delegating part of the government's powers to the lowest level of local institutions with more specific capacity building, government intervention in the four areas of land management, land use, taxation and construction must be consistent and consistent. Since the government does not have the institutional capacity to perform such verification, it is limited to policymaking and oversight to achieve the policy goals and fulfills part of its verification duties in each of the four domains whilst capacity building the necessary training courses. It moves step by step with the policies adopted to the lowest level of local institutions

Abstract

The study of the roles and functions of cities and their developments is an important question in modern geographic studies. The unbalanced spatial distribution of populations, irregular migration to metropolises and imbalances in the distribution of economic opportunities between regions have led to focus on the idea of medium-sized cities as one of the most effective approaches to planning of the territory. Therefore, the purpose of this article is to study the performance of the city of Nasimshahr as an intermediary city in the spatial development structure of Tehran province. The research method is "descriptive-analytical" and the data collection method is based on both library and field methods. Quantitative methods and models have been used to study the role of the city. Economic models show that the city's share of industrial employment is above average in terms of industrial employment. The structural change index shows that the changes in Nasimshahr were greater than those in Tehran province. The results of the share change model show that the service sector has grown faster than the province. Considering the spatial structure, whatever the role of the city, the spatial imbalance in the urban network of the province is obvious. Demographic models show that Nasimshahr has great elasticity to attract the overwhelming population of the province. Therefore, given its strengths and possibilities, it can play a key role in regional leveling as a service and industrial center in the southwest of the province.

Abstract

Following developments in urban contexts of contemporary Iran, the creation of new urban contexts and cities has a direct impact on the ecosystem of its surrounding area. Urban neighborhoods on the path to achieving the goal of sustainable urban development require the integration of architecture and the principles of environmental sustainability. Using the Sustainable Architecture approach based on the principles of world standard is one of the most effective steps in this field. Progressive research, combined with the LEED World Standard Code of Conduct as a basis for evaluation, has revised the classification of the indicators of this Code based on biological and indigenous characteristics in the Qom city. To this end, urban texture and neighborhood assessment metrics are explained in the LEED and then with the aim of determining the importance category, baseline indices at the scale of the study area - renovated settlements (Pardisan City) - in a manner Qualitative analysis has been investigated. Finally, quantification in each section of context indices is done based on existing statistical documentary data for accreditation sub-indicators and, according to the final findings, a new classification of baseline assessment indexes for contemporary urban context designs. Based on the degree of effectiveness provided.
