Abstract

The purpose of this study was to investigate the factors affecting housing prices in the Laleh Park district of Tehran. In this study, the data of all real estate traded in the first six months of the year 2016 was used in the study area. Information about the physical properties of the residential units trained is collected from the Real Estate Market Information System of Iran and is used to obtain information on the accessibility features of residential units traded using ARC GIS software. Multivariate regression analysis has also been used to investigate the factors affecting housing prices. The results of this study showed that the physical factors of housing are more effective than the access factors in the housing prices in this district . Among the selected features, the variables of residential area, parking, and skeletal type had the most positive effect on the price of housing in the area under study. On the other hand, some of the features, such as the distance from the residential unit to the nearest main street, the residential unit to the nearest educational user, the residential unit distance to the nearest health care provider, and the residential unit's age, had a negative effect on the housing price in the Laleh Park district .

Abstract

Identity, as a complex concept, influenced by a variety of factors, makes one thing distinct and unique. Meanwhile, the characteristics of the environment, habits, worldview, cultural characteristics, etc., have a growing influence on the formation of these indices of identity. In other words, this study seeks to investigate the hypothesis of the difference in attitudes of inhabitants of the eastern and western parts of Mashhad towards urban identity indices and, finally, whether the distinction is observable or not? The basis of this study is based on quantitative methods that have been used for research purposes, along with qualitative methods. The output of this discussion is to achieve the identity of the city and its classification according to the purpose of the study. But in the small part, the study method is based on the use of differentiation and logistic models to show the type and level of differences between the eastern and western parts of Mashhad. Based on this, the rank of indicators of urban identity components was obtained in the form of a questionnaire in two categories of eastern regions (regions 4, 5 and 6) and western regions (including 1, 9 and 11) from the residents' perspective. The completed questionnaires were entered into the statistical database and analyzed using statistical software such as Excel and Spas. Study shoes that: 1- Regarding the formic index, studies show that variables such as high buildings, traditional architecture and natural form of place are variables that cause segregation of residents of eastern and western parts of Mashhad. 2- The results in Function indices also indicate that variables of vibrant places, places with activities, boarding times, places with different uses, and safe places are meaningful. 3- Finally, regarding the semantic indices, the effective and differentiating variables in the eastern and western regions of Mashhad, including two variables of understanding the sense of pilgrimage and understanding the characteristics of Islamic culture. Accordingly, it can be said that the attitudes of residents of the studied areas are different from those related to the sense of pilgrimage and the characteristics of Islamic culture in their. the end

Abstract

One of the most important energy sources in the world is solar energy, which is a renewable resource and does not cause any damage to the environment. Which all of these features justify using it as a clean energy source and economically viable cost.. Due to the relatively large area of the Iran in low latitudes and relatively dry climatic conditions, in terms of solar energy utilization it uses excellent conditions. Solar power plants are considered as power generation and transmission networks whose is important that the location features of their construction sites are effective in reducing the risk of investing in solar energy. In this study, using geographic information system and fuzzy valuation method for the criteria and method of weighing (AHP), was considered the potential of the Kavir & desert region and Makran coast for the purpose of obtaining energy from the sun. For this purpose, were used the 14 criteria related to the climatic, infrastructural, and technical and physical conditions of the area. In order to overlap the fuzzy layers were used the usual operators, Gamma, Product and also the Sum Weighted Overlay operator to compare and present the appropriate result. Each of the operators has a different sensitivity to the fuzzy overlap of the layers. For this reason, was considered the Gamma 0.9 operator, due to the high sensitivity for building power plants with high electrical power generation and the Sum Weighted Overlay operator, for the construction of smaller capacity plants. In the overlay map, using the Gamma 0.9 operator, about 2%, and in the overlay map with the weighted operator, about 33% of the study areas were found to be very suitable for the construction of solar power plants.

Abstract

Transportation and urban transportation policies are one of the most important tools which can be utilized for the qualitative and quantitative development of cities. Various factors can affect urban transportation systems including natural, economic, social, and cultural factors. the main objective of the current study is to evaluate and assess the resiliency of urban transportation networks in Ilam City, which is carried out using a descriptive-analytical and comparative method. The required information for the current study was obtained using library and field studies. The statistical population of the study included experts in urban management and crisis management, among which 40 participants were selected using convenience-based method and questionnaire was distributed among them. The analysis of the data was carried out using analytical hierarchy process (AHP) and integrated digital layers in Expert Choice and ArcGIS software applications. The results indicate that 49 percent of the transportation networks in Ilam City, which have a high level of resiliency based on the general criteria, are in high danger of flooding. Moreover, 72 percent of the traffic congestion points in Ilam City are located on streets with a high level of resiliency based on the general criteria. Among all the urban roads and streets in Ilam City, only 63 km has high levels of resiliency and these are mostly the main streets of Ilam City. The final results of the study show that improving the urban transportation system of Ilam City not only involves the structural issues of the roads, but it also involves a large number of administrative issues. Therefore, first we have to identify dangerous areas and then try to take the necessary measures through appropriate management decision making in order to improve these urban transportation networks.

Abstract

In many developing countries, including Iran, urban development is one of the most important factors in land use change. Most cities, in their turn, have caused the destruction of agricultural land and have been covered by urban expansion. This is a matter of economic and agricultural activity, especially in province like Gilan, due to temperate climate and fertile soil, which is one of the things that demands that appropriate planning prevent the uncontrolled expansion of these cities. In this regard, we aimed to study the land suitability analysis as a tool for planning and predicting an optimal urban development model in cities under the multi criteria decision making (WLC and TOPSIS models) in the GIS and based on various indicators at Foman and Shafts in western Gilan. The results showed that the output classification of the two models used was different, but suitable areas for urban development were overlapping in two methods. The most suitable areas for urban development are found in northern and eastern parts. Also, land use has the highest importance in zoning. Based on the results, the inner development of the cities is recommended as the first priority.

Abstract

According to statistics, about 300,000 disabled people live in Iran. There are about 25,738 disabled people in Ardabil province. This calls for attention to macro-planning for the disabled. This planning involves cognitive and spatial analysis of the status of the disabled people in different parts of the country. The purpose of this study was to analyze more precisely the situation of the spatial dispersion of the disabled and their relationship with different regions of the cities of Ardabil to address further the problems of accessing urban services and creating better living conditions for people with disabilities. In the present study, indicators such as age, gender, the status of residence, type and severity of disability, marital status, education and employment were analyzed using spatial statistics analysis. Also, the geographically weighted regression (GWR) model has been used to measure the relationship between the extent of development and disability. Findings of the research show that there is no relationship between the extent of development and disability in Ardabil province. The number of disabled males is higher than that of the disabled females in all cities. Disabled people in Ardabil province are young and 91.55% of them are illiterate and close to 96.74% of them are facing unemployment problems. In almost all cities of Ardabil province (73.98), there are severe to very severe disabilities and there is no specific order among different cities in the province of Ardabil regarding the type of disability, and various disabilities have been dispersed in the province.

Abstract

Floods are one of the most abundant and destructive natural disasters that every year are caused heavy losses of life and property. Due to human activity in river systems and construction in rivers, flood damage has an upward trend. One of the most important actions to reduce flood damage is the provision of flood hazard zoning maps and their use in spatial planning. In this study, the risk of flood in the Nirchay River Basin that located Ardebil province was investigated. For this purpose, the HEC-HMS model was used to simulate rainfall-runoff and to identify flood zones and fuzzy logic in order to overlay the layers and prepare a flood hazard zoning map.The simulation results show the high performance of the HEC-HMS model in simulating rainfall-runoff of the Nirchay River Basin and estimating peak flood discharges. Rainfall conversion to runoff at the Nirchay River Basin controlled by slope and land-use.The most runoff height and peak flow in Nirchay River Basin are located in the upstream sub-basins. This is due to the steep, low permeability soil, frequency impervious surfaces and high CN. The combination of layers using fuzzy logic has shown that about 8.6% of the surface of the basin are located with a high risk of flooding. These zones are located mainly on the floodplain of the Nirchay Basin. Due to the Low valley width and low slope, these lands are always at flood risk. Most settlements in the study area are located at downstream of the basin. This has increased the risk of flooding.

Abstract

Climate and the required parameters for agricultural products are the important factors of production. We can determine potential facilities in different areas and consider the maximum tapping through agricultural meteorology. Due to drylands potentials in Hamedan province, we conducted a comprehensive survey based on 20 years (1995-1995) climatic elements of 9 main and supplementary synoptic stations. Thus, according to wheat phenological conditions and matching those with climatic conditions requirements in Hamedan province, we surveyed effective indices in grow crops. Finally, using geographic information systems (GIS) we implemented climatic elements zoning and weighting. Then the appropriate and inappropriate areas of the province for dryland wheat were determined. Results indicated among the climatic elements, annual rainfall and its distribution during the growing season, also the grow degree day (GDD) are important factors in process of dryland wheat. Based on maps extracted from the GIS, about 18 percent of the areas of province which are located in west, south west including Nahavand, Tuiserkan and Asadabad cities, enjoy very potentials and 46percent medium, 34percent good and 2 percent of Ghahavand city of Hamedan city functions lacks the necessary talent. with no potentials.

Abstract

Given the potential negative environmental impacts linked with wild landfills in the central part of the Kangan Region, there is a significant need to accelerate the development of controlled inter-municipal landfills. The study area with daily production of 92 tons of waste, due to lack of recycling equipment and incorrect locating landfill is faced with numerous environmental, health and social problems in open sites and unsafe. This study is aimed at identifying suitable sites for solid waste disposal by considering all essential factors and rating criteria by integrating Fuzzy-AHP and GIS with multi-criteria decision analysis (MCDA) in Kangan county. Standards for siting a landfill formulated by the Environmental Protection Agency (EPA) were employed in this study. The criteria that are considered herein are land use, slope, elevation, distance to drainage, groundwater and dams, distance to faults, soil, geology, distance to the residence and road, industrial and infrastructure accessibility. These criteria were assigned fuzzy membership classes based on their importance in siting a landfill. The fuzzy members of all criteria were overlaid to generate the final landfill site suitability map which was classified into five: not suitable (53.3%), less suitable (39.1%), moderately suitable (5.4%), suitable (1.4%) and highly suitable (0.6%). The Analytical Hierarchy Process (AHP) technique was employed in the selection of the landfill site with reverence to multiple criteria and the fuzzy membership classes in accordance with the standards of the EPA. The results of this research in the management of the urban environment and also in the plans of the optimal disposal of urban solid of this area will be useful.

Abstract

Rain water harvesting is an appropriate option for storing surface runoff for subsequent uses during periods with limited access to water. The most important step in the application of rainwater harvesting systems (RWH) is the site selection suitable areas. Therefore, by identifying suitable sites for this purpose, time and cost will be saved . In this research, multivariate regression model and GIS were used to site selection in situ (RWH) in Tajare watershed. For this purpose, layers such as crown cover, litter, rock and stones, soil, curve number, rainfall, slope and depth of field as independent variable and infiltration were considered as the dependent variable. Then, according to the maps, their values were calculated in average for each of the 27 sub-basins. Also, to investigate the relationship between these variables and weighting, each of the effective layers of multi-variable regression was used by the stepwise method The results showed that the linear multivariate regression model with an explanation coefficient of 0.993 was able to estimate the penetration factor values well In terms of grade of importance, the curve number variables with a coefficient of -2.433, depth of soil with a coefficient of 0.3488, and rubble and gravel percent with a coefficient of 0.057, were the most important, and other factors were not significant. Comparison of the map from the site selection of multivariate regression in this research with some recommended criteria of various research studies showed that the predicted classes with good in the central parts of the basin and very good in the upstream areas of the basin which in the eastern and southeastern part of the basin fit have a good overlap with the recommended areas with these criteria.

Abstract

Subsidence is an environmental phenomenon caused by the gradual subsidence or sudden subsidence of the earthchr('39')s surface. The phenomenon of subsidence in residential, industrial and agricultural areas can cause catastrophic damage. In most parts of Iran, there is a high correlation between land subsidence and the decrease of groundwater level and consequently the density of soil layers. In this study, using two time series of radar images with artificial apertures from Sentinel sensors belonging to 2014 and 2019, the amount of subsidence in Damaneh plain (Frieden city) was calculated. Wells were studied in the period 2014 to 2019, the results of the study of the correlation between land subsidence with changes in groundwater level at the level of 95% was significant. In the continuation of the research, using the logistic regression model, the subsidence trend in the study area was predicted and a subsidence probability map was prepared and created as a dependent variable for the logistic regression model. The independent variables used included altitude, slope, slope direction, geology, distance from the road, distance from the river, land use, distance from the village, groundwater level, piezometric wells. The output of the model is subsidence risk zoning map which was created in five classes. The accuracy and validation of the logistic regression model was evaluated using the system performance characteristic curve and the accuracy (0.89) was obtained. The good accuracy of the logistic regression model in producing the probability map Subsidence is in the study area. In the output of the model, it was found that the area of 1980 hectares, equivalent to 7.9%, has a very severe subsidence that has put the situation in a dangerous situation and the need for control and management to reduce this destructive effect.

Abstract

Landuse planning goals as the main core of urban planning are classified and studied from different aspects. The inclusion of additional value of surplus funds in the city can highlight capital funding. Following this, changes in urban land demand as the spatial changes of activities and functions occur. The commercialization of residential areas and the tendency of residential landuse changes are the disadvantages of these changes, which constitute a major part of residential neighborhoods of Tehran metropolis ,especially the northern neighborhoods of the city. The main structure of Nasr neighborhood in the 2th district of Tehran is based on Gisha street. The most important issue is multiplicity of commercial land uses in the Gisha street. According to the observations there is a bank in every 45metres of the street , while the performance radius of bank activities is defined in the region scale. It is argued that land price growth, financial and speculative justifications of these changes can cause pressure on the environment. Therefore, according to the above mentioned factors, the main objective of this study is identifing the factors affecting landuse changes in the Gisha street.
The research method in this study is documentary , local survey as well as the use of factor analysis in order to determine factors affecting landuse changes.By using this method, accessibility, landeconomics and activity distribution and neighborhood structure were considered as three factors affecting land use changes in the Gisha street .
Finally, in order to plan to control the speculative consequences of these changes , the analysis of external and internal factors with regard to indicators in questionnaire, SWOT table and finally defensive strategy to offer strategies and policies was adopted these strategies were presented in two categories: sustainable management of income sources of urban management and control of changes in land use changes.

Abstract

Broiler is one of the most common sources of poultry meat which has become one of the most popular and fastest poultry production in the world. The performance of broilers is directly affected by increasing or decreasing temperature and heat & cold Stress. In this study, it has been attempted to evaluate the cooling and heating degree-days (HDD and CDD) at different broiler breeding periods for Khorasan Razavi province. For this purpose, monthly mean temperature data for the statistical period (1988-1998) derived from 13 synoptic stations of the province were used. The cooling and heating degree-days were calculated for each of the breeding weeks based on specific thresholds and their spatial distribution was assessed. In the next step, the relationship between the cooling and heating degree-days and geographical parameters were evaluated. The results showed that with increasing latitude, the cooling degree-days decreased and the heating degree- days increased. The northern and western regions of the province have shown greater heating requirements in all broiler breeding periods, while the cooling requirements at different stages of broiler breeding have been higher for the eastern and southern regions of the province. In terms of total cooling and heating requirements, the northeast, southwest and western regions of the province; the cities of Khaf, Gonabad, Kashmar, Sarakhs and Sabzwar have the least heating-cooling requirements in the six-week broiler breeding period and are considered suitable climates for the development of this economic activity.
